What is SBEM?

SBEM stands for Simplified Building Energy Model, and is a calculation which determines the energy consumption and CO2 emission rate for non-residential buildings.

As the Building Regulations have been amended the task of passing SBEM has got progressively more difficult. (SBEM and Part L will be amended again in late 2013!) Our professionals however have completed thousands of calculations and so can provide the most current and most cost effective advice to achieve compliance.

Why is it important?

SBEM is used to demonstrate compliance with Part L2A and L2B of the Building Regulations. All non-commercial buildings over 50 sq metres must have an SBEM calculation and with the exception of a few building uses (churches and other places of worship etc) all new build, and certain renovations and extensions must have an SBEM calculation. SBEM is also used to generate a buildings Energy Performance Certificate.

How is a SBEM calculation carried out?

SBEM is a desk based calculation. Using the floor plans, elevations and sectional drawings we model the property in our approved software, together with the build specification, proposed heating, cooling and ventilation systems and the lighting design. The software then calculates a Target Emission Rate (TER) based on the information inputted and at the same time the property’s actual emission rate or Building Emission Rate (BER).  To demonstrate to the Building Control Officer that your design is compliant with Part L, the BER must be less than or equal to the TER.

What information must you provide?

To carry out a SBEM calculation we require the architectural drawings – floor plans, sections and elevations. In addition information on the proposed construction of the floor, walls, roof and openings are needed. And finally details on the proposed heating, cooling, ventilation and lighting systems. If renewables are proposed, then details on these should also be forwarded.
